Why regular plumbing maintenance saves you money in the long run

Plumbing rarely fails without warning. There is usually a damp patch, a dripping tap or a radiator that never quite gets hot, and it sits there for months. The expensive part is almost never the original fault. It is the floor, the ceiling or the emergency call-out that follows it.

Small leaks are expensive quietly

A slow leak under a sink or behind a toilet runs constantly, and you pay for every litre of it. That is the cheap half. Left alone it gets into floorboards and plaster, and by the time it shows on the ceiling below you are paying a joiner and a decorator as well as a plumber.

Wear costs less to catch than to replace

Valves seize, seals perish and scale builds up in anything that heats water. A cylinder, a dishwasher or a washing machine will all last longer if the water going through them is clean and the valves still move. None of that is expensive to check. Replacing them because nobody did is.

Planned work is cheaper than an emergency

A booked visit happens on a weekday at a normal rate. A burst pipe on a Sunday does not. The same job costs more when it has to be done immediately, and you have the damage to put right on top.

Older properties need it more

Plenty of Edinburgh housing still has decades-old pipework carrying rust and debris around the system. That is what blocks valves, marks the water and leaves radiators cold at the bottom. Flushing the system and fitting a filter deals with the cause instead of the symptoms.

It shows when you come to sell

Damp, staining and a tired heating system all turn up in a survey, and they get used to knock money off. Maintenance records and a system that has obviously been looked after do the opposite.

What to check yourself

• Look under sinks and behind the toilet once a month for damp or staining
• Clear the aerators on taps when the flow drops off
• Keep an eye on boiler pressure and whether it holds steady between checks
• Fit strainers in plugholes so hair and food never reach the waste pipe
• Book the annual boiler service and have the system flushed when it needs it
